Singapore’s technology ambitions are increasingly visible not only in data centers and research laboratories, but also in office towers. As artificial-intelligence companies expand their local operations, the demand for high-quality workspace is beginning to reshape the city’s commercial property market.

The Financial Times reported that the arrival and expansion of major AI companies, including OpenAI and Anthropic, are contributing to stronger demand for prime office space in Singapore.

OpenAI plans to invest more than S$300 million in Singapore and lease about 100,000 square feet of office space, with plans to accommodate more than 200 additional employees. Anthropic is also preparing to open a Singapore office in October.

Other technology companies, including Google DeepMind, Databricks and Mistral, are also expanding their presence in the city-state. Together, those moves are adding another layer to Singapore’s position as a regional technology and artificial-intelligence hub.

The increased demand arrives at a time when high-quality office space is already relatively scarce. Prime office vacancy was reported at only 3.1%, while significant new office developments are not expected to come onto the market until 2028.

That combination of strong demand and limited supply is putting upward pressure on rents. The Financial Times reported that prime office rents could rise by around 10% over the following year if the imbalance continues.

For Singapore, the development illustrates how a technology boom can extend beyond the companies building AI systems. The effect can reach landlords, property investors, construction firms and businesses competing for central office space.

Singapore’s location and business environment have helped attract international technology companies seeking a base in Asia. The city-state offers access to regional markets, established digital infrastructure and a concentration of financial and professional services.

The expanding AI presence is also creating new employment and skills requirements. As companies establish research, engineering and commercial teams, demand for specialized workers can increase alongside demand for physical office space.

The changing office landscape therefore provides another way to observe the growth of artificial intelligence. The technology may operate inside servers and software, but its expansion also requires people, buildings and places to work.

Across Singapore’s skyline, the arrival of more AI companies is gradually becoming part of the physical city itself. Office towers that once reflected finance and traditional corporate services are now accommodating another rapidly expanding industry.
