Tokyo’s skyline has always been shaped by physical infrastructure: railways, towers, roads, and dense networks of buildings. Increasingly, however, another infrastructure is growing behind the city’s visible architecture. Large data centers are becoming part of the landscape supporting the digital economy.

Keppel DC REIT and its sponsor Keppel agreed to acquire a 90% effective interest in two Tokyo data centers for approximately 190 billion yen, or about $1.19 billion, according to Reuters.

The transaction is significant because data centers have become some of the most strategically important real-estate assets in the technology economy. They provide the physical space, electricity, cooling systems, and network connections required to operate cloud services and artificial-intelligence applications.

Tokyo is particularly attractive because Japan has a large digital economy and dense concentration of businesses, consumers, and technology infrastructure. Demand for computing capacity is expected to continue rising as companies move more services into the cloud and expand AI-related workloads.

Keppel DC REIT plans to raise at least S$600 million through a private placement to help finance its portion of the acquisition. Following completion, the REIT is expected to hold an 88.62% interest in each data center.

The acquisition will also change the geographic composition of the REIT’s portfolio. Japan’s contribution to rental income is expected to rise from around 9% to 23%, strengthening the country’s importance within the investment strategy.

Data centers are increasingly viewed differently from conventional office buildings. Their value depends not only on location but also on electricity availability, network connectivity, cooling capacity, reliability, and the ability to accommodate rapidly increasing computing requirements.

Artificial intelligence has accelerated that demand. Training and operating advanced AI systems require large amounts of computing power, encouraging technology companies and infrastructure investors to secure additional capacity in major digital hubs.

Japan’s position in Asia gives Tokyo another advantage. The city is already connected to extensive telecommunications networks and sits within a region where cloud computing, e-commerce, financial technology, and digital services continue expanding.

For investors, the acquisition illustrates how the growth of AI and cloud computing is reaching into traditional property markets. The buildings may resemble industrial facilities, but their economic role is increasingly tied to the digital services used every day.

As the transaction moves forward, Singapore-based capital will become more deeply connected to Japan’s growing digital infrastructure. Beneath Tokyo’s visible skyline, another network of buildings is quietly becoming essential to the region’s technological future.
